Structure.
Existing Buildings. Ten of the eighteen units are within the original 1908 structures. The interior was taken down to the brick walls and sub floors. New trusses and additional floor supports were added where needed. The entire project was tuckpointed.
Addition. A new four-story steel frame and concrete pan building was built within the 1810 perimeter walls of the existing one-story building to accommodate eight new units
Mechanical
HVAC. All new individual gas forced air units with remote A/C condensers and NEST thermostats for all residential units. Outdoor exhaust for all kitchens and baths. Individual RTUs for each retail space. Heated pathways in the courtyard.
Plumbing. New sewer and water from the street throughout including landscape irrigation in the courtyard. Fast recovery hot water heaters in all residential units.
Electrical. The property is serviced by a 1600-amp service and all units are individually metered.
Low Voltage and Security. Two Butterfly, internet-based entry system. Wireless electronic locking for all units. 15 video cameras throughout. Internet in all units and common areas. Sprinklered throughout with centrally monitored fire alarm system.
Residential Appliances
Kitchen Aid 30” range, 17. 2 cu. Refrigerator with icemaker, microwave with vented exhaust above all ranges, Bosch dishwasher, LG washer and gas dryer.
